HVAC SYSTEM

The heating, ventilating and air conditioning (HVAC) system consists of multi-zone air handling units with chilled water cooling coil and electric duct reheats. Each floor has two air handling units, with seven zones per unit. The 14 zones per floor are controlled by their own thermostats. During appropriate seasonal conditions, the system is capable of delivering 100% fresh, outside air into the building.

For building cooling, chilled water is supplied by one of two 1170 ton Carrier centrifugal chillers. The dual-chiller system provides 100% back-up.

A 520 ton shell and tube heat exchanger takes care of the cooling load from late fall until early spring.

ENERGY MANAGEMENT SYSTEMS

The building's HVAC systems are controlled by a state of the art energy management system which is designed to maximize tenant comfort, while minimizing operating expenses.
